They say that a potential buyer makes up his or her mind within the first 8 seconds of walking through the door.  But what about those potential buyers that decide to not even get out of their car because the home lacks curb appeal?  Following are some cost effective, high-impact changes that you can make when deciding to put your home on the market, organized from less to more expensive:

Whether you're planning to put your home on the market in the Spring, or this Fall, there are some easy, low-cost things you can do put your home in the best possible light:

Plant bulbs when the weather cools for a burst of fresh Spring color.

Plant late-blooming perennials along pathways, and curbs - anywhere that passing motorists will see.  Your local garden center can help you find great Fall-blooming perennials like Asters, Sedum 'Autum Joy', and of course the reliable Crysanthemum.

For longer-term beauty, native plants in the right combinations (groundcover + shrub layer) will work in concert to prevent any unwanted weeds from popping up.

If you have any cracks in your driveway, patio, sidewalk, garden pathway, or steps, now is the time to have these addressed by a professional contractor.  Water finds its way into these cracks, then freezes in the winter which causes heaving and further splitting of masonry surfaces.  A simple patch to fill the emerging crack will prevent worsening conditions in the Spring.  And it helps your property look cared for - a must in this market!

Hire a landscaping crew for a "Fall Clean-Up".  Ideally they should come 2 or 3 times as the leaves fall over a period of about 2 months.  Once the leaves start falling and begin to pile up in the corners of your neighbor's properties, potential buyers of your home will notice the difference that a clean, cared-for yard makes!
