When the owner of a single family home died, the heirs wanted to sell. The Realtor knew the home needed to be staged before going on the market and suggested this to the family member handling the sale of the property.
Tenants had lived in the home for quite a while, so the walls and floors were in bad shape, and the home had an overall neglected look.
The seller did not want to spend money on the property. But because the home was not properly prepared for sale, perspective buyers offered far less than seller expected to receive. The seller then decided to take the Realtor's advice, and took the home off the market in order to have it staged.
During the staging process, the walls were repainted, the floors refinished and repaired in some places, and the place was thoroughly cleaned. The property was then minimally staged, including placing items in the bathrooms and kitchen to make it look more homey.
When the property was put back on the market for $565,000, it had multiple offers at the Open House. The owner accepted an offer for $585,000, $20,000 over asking price.
