This was a single family house where the owner had died and the family wanted to sell. The Realtor met with the owner and he introduced Staging.
The owner said he was not interested in spending money on the property and could the Realtor bring prospective buyers by to see what he would be offered. The realtor has agents in his office bring buyers by and the owner was offered $457.000 of the property. This was not what the Owner expected so he decided to have me come in to do a Staging Report. The house had been rented and the walls and floors were in bad shape. I recommended that the owner invest in having a painter come in, having the floors refinished and repaired in some places and the place to be cleaned. I also recommended having the property minimally staged. That meant putting items in the Bathrooms and Kitchen to make it look more like home. The owner agreed to this and the work began. The property was put on the market for $565,000 and it had multiple offers at the open house. The owner accepted an offer for $585,000, $20,000 over asking.

This was an out of town client. He lives in Chicago IL after being introduced to the client by the Realtor I went to see the property and called and spoke to Genzo. I told him I had been to the property and that the floors and walls were in bad shape. I did a report for him and sent it via e-mail so he could look it over. I explained that in today’s market the buyers have so many properties to look at that it would be wise to invest in Staging and getting the house ready for its first open house. He called the next day and agreed to my recommendations. I arranged for the floors to be touched up where they looked ok and re finished where they were bad. Painters were hired to give the property a fresh coat of paint and I went in and did minimal staging. This was all completed in two weeks. The property received multiple offers at open house and Genzo excepted an offer for over asking.

This was my most recent project. I met Susan about three weeks ago she was very interested in staging and how it could make a difference to the sale ability of her home. I explained how we need to make the most of the space in the home and why. I did the Report and suggested that some of the rooms and ceilings be painted, tidy up the plants in the yard, de-clutter and do the floors. Susan agree to everything except doing the floors as there just too much furniture and items in the house to allow for that. She said that she would take it into account if she got an offer and the buyers would like them done. After two weeks of hard work the first open house was this past Sunday.
