When the owner of a single family home died, the heirs wanted to sell. The Realtor knew the home needed to be staged before going on the market and suggested this to the family member handling the sale of the property.

Tenants had lived in the home for quite a while, so the walls and floors were in bad shape, and the home had an overall neglected look.

The seller did not want to spend money on the property. But because the home was not properly prepared for sale,  perspective buyers offered far less than seller expected to receive.  The seller then decided to take the Realtor's advice, and took the home off the market in order to have it staged.

During the staging process, the walls were repainted, the floors refinished and repaired in some places, and the place  was thoroughly cleaned.  The property was then minimally staged, including placing items in the bathrooms and kitchen to make it look more homey.

When the property was put back on the market for $565,000, it had multiple offers at the Open House. The owner accepted an offer for $585,000, $20,000 over asking price.

“My house sold for $20,000 over asking price, In today’s world a seller needs an edge and Stage To Sell provided that very sharp edge for my family.”         Brent Thorn.

Realtor Testimonials

"Mary is a gifted home staging expert. The first time I asked Mary to help me was on a home that had been marketed by another agent for over one year. Mary came in and worked with the existing furnishings in the home as well as supplying items to complement the home from her own inventory. The staging was completed in 2 days and the homeowner was thrilled and claimed the house had never looked better. I guess buyers agreed as the home sold very quickly.
Mary's personality was perfect for my homeowner who understood the need to make changes but never felt her own taste and lifestyle were being judged. Well worth the investment."

"In any real estate market it makes sense (literally) to make use of every positive technique when selling your home. Mary O’Grady offers the most extensive approach to “staging”.

First, her assessment of a property is prompt, accurate, and always honest. In approximately 24 hours of her walk-through she will prepare a comprehensive written report for you including pictures, her recommendations, and the price for her service.

Second, Mary will add, if appropriate, the function of cleaning, painting, and a variety of meaningful capabilities depending upon the needs of your property. Along with the listing realtor, Mary can facilitate elements including clean-outs, storage, and the introduction to other professionals who may help with cosmetic work (e.g. a carpenter) tied to the suggestions in preparing your home prior to the sales process.

Every listing that I am asked to quarterback includes the talents of Mary O’Grady. Her inspection of your real estate and the written report generated is paid by me.

Every listing where my client (the seller) is willing to make use of Mary’s talents has shown much better and sells much faster … and … for more money!

Without question Mary O’Grady is part of my team when selling a home. The investment in Stage to Sell  always pays for itself and maximizes your bottom line.

I urge you to call me directly at 857-829-0024 to further discuss this valuable tool in selling your home."
